Club of Arihant Arden.
As per maintenance, club will be started by 20th May 2017.
Concern:
1. Builder have already taken club charge for 1 year as advance in last year March/April 2016 along with the final 5% payment.
Charges was near about 1000 RS per month, per flat.
Total flats: 1512
Total Amounts collected for 12 months:1512000X12=1,814,4000 RS
Interest (@10% annum)for one year ( club started after one year):1,81,4400 RS
Note: some residents notified that they had paid advance for 2 yeras, In that case deposited money increased accordingly.
Builder is using this Intrest amount this is totally unethical.
2. As club will start after 1 year, Do builder adjust our advance money after the opening the club?
3. Builder try to make a strategy by this they will make club usage as a mandatory. Every resident will Force to use the club and pay the club charges.
In one of the meeting with Mr Jain, He pointed that they are not taking any money as club membership fee, - so every one in society must have to use it and pay us monthly charge.
In other way he forced us to pay life time or jab tak club maintainence bilder ke pas rahega. This club is property of builder as per agreement, he will try to retain it life time with him.
Jab tak builder ko humlog society se bhaga nahi dete tab tak jhelo..
Friends think on the above point, it will be crucial in future, as very few members will use club on daily basis.
4. Club size is small with respect to no of resident/ no of flat - when all resident is not able to use club at same time due to the facility and size of the club, why Builder try to make it mandatory for all flatier.
Some comments from residents:
- Not opening the club tomorrow is a strategy by Jains to avoid meeting the residents. Jains know very well that if they will come to inaugurate the club on weekend then a lot of residents will be available and they will have to answer the residents regarding pending issues. So they moved the date to 25th which is a Wednesday and being a working day most of us will be unavailable.
-Yes we need to force him to provide proper n adequate instruments while considering the strength of society
-Such.. Basic instruments won't suffice
- Is he only delivering things/gym just for the sake of commitment or for real use of society.
