Q. Deal all, can anybody provide some information about the fees of authority and lawyer in case of second sell of flat.
A. I purchased in second sell 1375.
DD of 39400 was made for authority to obtain TM. No one can charge that wrong as it is per metre rate.
Stamp paper of 5% on purchase value or circle rate whichever is higher.
In addition lawyer charged me 25k for obtaining TM and Registry. Everything was done in 2-3 days
- Yes registrar receipt of 20k also issued
- I checked with 2 lawyers, for TM under table was around 17-20k and registry was 5-7 k.
I fixed it at 25k for both. It can be bargained and brought down.
-Lawyer charge isn't more than 5-7K. They charge under table amount Rs 100/square meter.
-TM charge is also very in case flat size is greater or equal to 100 meter its 300/square meter otherwise its max 100/square meter.
- In my case I hadn't paid under table. But in that case they take 7-10 days time to issue TM.
- Under table is also fix, layer charge rs 100/square meter and pay to authority person rs 70-80/square meter.

U have to go authority twice and will get TM WITHOUT any cost.
Form for TM -500/-
Lawyer fee- 5000 or it may be less depends on bargaining.
TM charges to deposited to authority- 100 /- per square meter and 1000/- processing fee and 18% GST
Registry- 5% of the total cost and 20100/- registrar fee
Q. What is circle rate of this area.
A. I think in high rise circle rate also depend on Flor height. Like 1 to 5th then 5th to 10 ..And so on
Ground floor: 35200 RS per sq feet.
