Just came to know that AOA of Mahagun Moderne Sec 78, Noida is in the process of taking over from the builder. I think that their AOA have negotiated very hard with the builder so that flat owners get maximum benefit. I think other societies should take tips from what has been done in Mahagun. Some important points which I learnt about are given below.-
(1) MM has a 7 Star Club House with Gymnasium, Billiard Room, Snooker, Squash facility, Library, Kida Room etc. Earlier the builder had said that he will not hand over the club house to AOA. But their AOA have succeeded in taking over the Club House. Now it will be property of the society. This is a big achievement for AOA. Where can you get 7 Star club facility at only Rs 950 per family (irrespective of family size)?
(2) Their builder is charging only Rs 2.25 psf as maintenance charges. Their society is getting services of JLL which is one of the best companies providing maintenance services. Security is provided by another very good agency named Sentinel. When I compare it with charges of some other builders, it seems very good rate.
(3) Mahagun's horticulture, green areas and water fountains are one of the best maintained at very reasonable rate of Rs 2.25 psf. I wish my builder also provided same standard of facilities and services!!They even have a very good electric cart services at such low rate.
(4) Their AOA has managed to get 100% power backup from the builder, same as grid load. My builder does not even tell us as to how many extra KVAs it has sold to flat owners.
(5) Mahagun AOA has succeeded in getting back 100% of Sinking Fund from the builder. There is no deduction by the builder. Creditable.
(6) The AOA has also succeeded in getting back 100% of IFMS from the builder. They have ensured that the builder does not deduct any amount from the IFMS.
(7) It is creditable that Mahagun AOA has ensured that even after taking over the builder will give them his technical team for next two years, free of cost. He will not charge Mahagun anything or this team. This technical team will ensure continuity in maintenance.
(8) Their AOA has made the builder agree to go beyond his promise regarding maintenance of lifts and AC Equipment. Builder will not deduct any amount from IFMS on this account. In fact Mahagun AOA has ensured that the builder will pay for maintenance of lifts for next one year. This will save lots of money for the residents.
Really good negotiation by Mahagun AOA. Many other societies can take important tips when they takeover from their builder.
