As aware we as a group of buyers had a meeting with directors of Arihant on 19th Dec 2015. During the long meeting we had detailed discussion on demand raised by Arihant towards farmer compensation, IGL and Iron gate along with other Important points like OC, Possession , delay penalty etc. Though unfortunately and to buyers shock none of the out of the way demand raised was rolled back or waived (partially or fully) by Arihant even after hearing all the woes and pain of buyer and by going builders will we all have paid the demand within due date agreed i.e. 15th Jan 2016. Now we expect that going forward no any such unusual demand will be raised, which is not specifically mentioned in BBA.
Apart from demand we discussed other important points too, and now we are on verge of Jan 16 end , so request you to please update buyers on below points:
1. Status of OC: During meeting we were told that so far OC is not applied and Arihant is working on the compliance necessary to file OC. Its been more than a month now. Request please update us the status of OC.
2. Issue of FDN: During meeting we were assured that none of the FDN will be raised unless Arihant receives OC from authority.As issuance of FDN/ OOP without obtaining OC in completely legal and we believe that Arihant will not get involved in to any illegal activity. PLEASE CONFIRM THAT FDN WILL BE ISSUED ONLY AFTER RECEIPT OF OC.
3. Tower wise possession dates: We repeatedly requested but never given a month/ date for possession of towers. Request please provide tower wise possession dates for Phase 1. We are so much near to possession so i believe there is no way that Arihant don,t have the road map at this point of time.
4.Delay Penalty: As the project is much delayed from revised possession dates too, so request please update us on Delay penalty too, for which every buyer is legally entitled in accordance of BBA. Which in itself is very small amount compared to what builder charges us , in case of any delay in payment.
5. Status of water: What is the status of water availability at site. When we can expect to receive water connections along with authority ganga water in flats.
6.Status of Electricity: What is the status of state electricity connection?
7. Common amenities: Status of common amenities like approach road, park, club house, land scaping etc seems far behind the way it should be at the possession. When we expect to get these completed.
